DO I HAVE A MULTI-CURRENCY MORTGAGE?

s a complex financial product, which does not use the Euro as currency and depends on the fluctuation of the chosen foreign currency, usually Yen (JPY) or Swiss Franc (CHF).

Between 2006 and 2008, banks offered this type of mortgage as a “star product”, since they were not referenced to Euribor and operated with apparently more beneficial currencies.

The problem is that risks were assumed without being properly informed and, in these years, monthly installments have suffered strong variations according to the evolution of the reference currency and, what is worse, the capital pending amortization has been increasing.

The objective is to convert the mortgage to Euros from the moment it is signed. 

The outstanding debt with the bank will be less and, in addition, the entity must return all amounts paid in excess during the time in which the mortgage installments were calculated and paid in another currency.
